UK to Phase Out Gas Boilers in New Homes by 2027
UK: Under new government legislation aimed at reducing carbon emissions, gas boilers will be banned in most new homes by 2027. As part of the Future Homes Standard, developers will be required to fit new homes with electric heat pumps or other non-gas alternatives. The ban will be formally announced in May 2025, with enforcement starting in 2026, followed by a 12-month grace period for housebuilders to adjust to the new regulations. The legislation is part of broader efforts to cut carbon emissions from new homes by up to 80%.
The proposed ban follows a consultation launched by the previous government on the Future Homes Standard, which aims to transition new housing toward more sustainable energy solutions. However, concerns have been raised about the capacity of the heat pump supply chain to meet demand, particularly with labour leader Sir Keir Starmer’s pledge to build 300,000 new homes annually. Originally expected by November 2024, the announcement of the legislation has now been delayed by six months due to the election.
