United States Housing Market Faces Affordability Pressures as Permits Decline in Early 2026

UNITED STATES: The United States housing market began 2026 under pressure as affordability concerns and macroeconomic uncertainty weighed on construction activity. Data from the National Association of Home Builders indicates that 2025 ended with declining building activity, with permits falling 3.6% and housing starts slipping 0.6% year-on-year, while total housing completions dropped 7.9% to 1.50 million units. Multifamily construction weakened significantly, with completions in buildings containing five or more units down 20.3%.


In January, permits declined 5.4%, mainly due to a sharp fall in multifamily approvals, although housing starts rose 7.2% month-on-month to an annualized 1.49 million units. Builders have increasingly cut prices to stimulate demand, while higher mortgage rates and rising oil prices amid geopolitical tensions involving Iran continue to challenge buyers and developers heading into the spring home-buying season.
