Housing Construction Activity Shifts Towards Smaller Counties Amid Rising Costs

USA: Recent data from the United States highlights a clear shift in housing construction patterns in the second half of 2025. Single-family building fell across most regions, with large metro core counties recording the steepest decline of 12.8%, while micro counties were the only segment to post growth, rising 1.6% for the seventh consecutive quarter. In terms of market share, small metro core counties led at 29.4%, followed by large metro suburban counties at 24.2%, and large metro core counties at 15.1%. Micro counties accounted for 6.9%. In contrast, multi-family construction increased across all geographies, with micro counties showing the strongest growth at 14%, while large metro outlying counties saw the weakest rise at 1.9%. Overall, development is increasingly shifting toward lower-density, lower-cost regions.
