Roca Group Launches Sustainable Roca City Project in Spain

Spain: Roca Group has announced Roca City Gavà-Viladecans, a large-scale urban regeneration project aimed at transforming underutilized land into an innovative and sustainable eco-district. Spanning 32 hectares—6 in Gavà and 26 in Viladecans—the project will include the company's new global corporate headquarters, a knowledge hub for the construction and industrial sectors, and fully digitalized, emission-free factories. The development will allocate 40% of the buildable area to over 2,700 residences, with 60% designated as free-market housing and 40% as social housing, of which at least half will be for rental. The remaining 60% of the buildable area will be dedicated to economic activity and mixed-use purposes, including office buildings for Roca-affiliated companies, coworking spaces, startup hubs, and Industry 4.0 initiatives. The site will also feature a historical museum, a training centre for Roca’s 20,000 employees and industry professionals, and the potential for residential-hotel development with a maximum of 24,000 m² across both municipalities.
A key aspect of the project is sustainability, with 23% of the area converted into an 8-hectare urban park featuring open-air watercourses and sustainable drainage systems. The industrial zone will retain 26% of the area, housing a fully electrified and renewable energy-integrated production centre, including an electric kiln for sanitary porcelain and photovoltaic panels on tap and porcelain production centres. The project also focuses on sustainable mobility, with a new bridge over the railway, an underground car park linked to the ADIF train station, and approximately 2 km of new cycle lanes. Designed in collaboration with an urban planning firm, Roca City prioritizes energy efficiency, self-sufficient buildings, and emission reduction, reinforcing Roca Group’s commitment to sustainability and climate resilience.
