New 2027 Building Regulations Strengthen Ventilation Requirements

UK: Housebuilders and housing providers in England and Wales will be subject to more stringent requirements for the design, installation, testing, and certification of ventilation systems under updated Building Regulations set to take effect in 2027.

The new provisions are part of the Future Homes and Buildings Standards, which are intended to enhance the energy efficiency of newly built homes and certain construction projects. The regulations apply to new residential developments and qualifying building work, rather than the existing housing stock.

In Wales, the revised regulations will come into force on 4 March 2027. In England, they will apply to most building projects from 24 March 2027, while higher-risk building work will be brought under the new requirements from 24 September 2027. Such higher-risk projects will also require approval from the Building Safety Regulator before construction can begin.

The updated standards place greater focus on ensuring that ventilation systems are properly designed, installed, tested, and commissioned. They also introduce stronger competency requirements for professionals undertaking ventilation work, alongside enhanced documentation obligations, including commissioning records and comprehensive handover information.
