US Housing Shortage Deepens as Household Growth Outpaces Construction

USA: New housing data analysis indicates that the US continues to face a widening housing supply gap. According to recent estimates, the shortage reached around 4.03 million homes in 2025, rising from 3.8 million in 2024. The gap has expanded as household formation increased more quickly than new housing construction.
In 2025, about 1.41 million new households were formed, while housing starts totalled roughly 1.36 million units and completions declined to about 1.5 million units, reflecting weaker construction activity. The ongoing shortfall highlights more than a decade of underbuilding in the country, which continues to limit housing availability, increase prices, and make homeownership less attainable, particularly for younger buyers and first-time homeowners.
