South Australia Launches New 626-Home Development in Noarlunga Downs

Australia: The South Australian government has opened registrations of interest for a new residential development in Noarlunga Downs, covering 22 hectares across two plots flanking Lovelock Drive. The project will deliver 626 homes, with construction kicking off on the western parcel under a USD 35 million civil works contract awarded to Winslow. Sales are set to begin in the coming weeks and will include a mix of vacant land and house-and-land packages, with early registrants receiving priority.
The development is designed with inclusivity and sustainability in mind, offering a mix of detached homes, townhouses, and apartments. Notably, 20% of the housing will be dedicated to affordable home ownership and rental options. In collaboration with the SA Housing Trust, 80 public housing dwellings will also be constructed. The master plan prioritises connectivity, access to services, and green space, including 12.5% allocated to public open space and a substantial tree canopy to enhance liveability. Residents will benefit from proximity to Colonnades Shopping Centre, Noarlunga TAFE, Noarlunga Hospital, Flinders University Stadium, Noarlunga Train Station, and other key transport and service hubs. The first residents are expected to move in next year, with the full project due for completion by 2031.
