Roca Plans Redevelopment of Former Alcalá de Henares Factory Site

Spain: Roca has presented plans to redevelop its former manufacturing site in Alcalá de Henares, Madrid, which ceased operations in 2022. The project has been under discussion since 2023, when the company and the local council signed a letter of intent to transform the area. The mayor of Alcalá de Henares, Judith Piquet, recently outlined the initial concept for the redevelopment, which proposes converting the former industrial complex into a mixed-use neighbourhood.


The master plan covers 208,506 m² and includes the construction of between 2,500 and 3,000 homes, with 20 per cent designated as subsidised housing. It also allocates 80,000 m² for green areas, 30,000 m² for pedestrian zones, and more than 80,000 m² for social and commercial facilities. Additional features include a 400-space underground car park, surface parking areas and a multi-purpose building intended for conferences, trade fairs, cultural activities and business events.
