US: A new master-planned community in Denton, North Texas is set to be developed on a 2,500-acre site with an estimated investment of about US$5.1 billion. The project will include over 9,200 homes, comprising 7,091 single family units, 584 townhomes and 1,515 multifamily residences, along with 1.2 million square feet of commercial space and a central park of more than 300 acres. Plans also include three new schools to serve future residents, with initial construction of 800 homes slated to begin in 2028 and build-out expected through 2045.
A municipal management district has been created to oversee infrastructure development, with US$462 million in upfront funding committed to public works, to be reimbursed through future bonds. The development is projected to provide long-term net revenue for the city of Denton and forms part of a wider trend of large-scale residential projects in the region.
