Jersey City developer calls for easing regulations to boost housing supply

USA: Ben LoPiccolo, founder of Jersey City-based Ben LoPiccolo Development Group (BLDG-UP) and president of the Jersey City Apartment Owners Association, has highlighted the challenges developers face in addressing housing affordability in New Jersey. Speaking with NJBIZ, LoPiccolo said rising construction costs, high interest rates and lengthy approval processes have made it increasingly difficult to build new homes, leading to reduced supply and rising prices across the state. He noted that projects often face multi-year delays due to zoning, planning and inspection requirements, adding that streamlining these procedures could help meet growing demand.


LoPiccolo proposed adding a fourth policy pillar to current reform discussions, simplifying housing development, alongside efforts to reduce red tape and improve government efficiency. He emphasised that increasing overall housing supply, across all income levels, would help stabilise costs and expand affordability. The association he leads is also conducting community outreach to explain development challenges and foster greater understanding of the housing process.
