India Real Estate Market Shows Mixed Trends Across Major Cities in Q2 2026

India: India’s residential real estate market recorded stable activity in the second quarter of 2026, with 79,361 units launched compared with 78,935 units in the same period last year, reflecting a 0.5% increase, according to NoBroker. Housing demand across six major metropolitan markets rose by 3% year-on-year, although performance varied significantly across cities. Pune reported a 70% increase in launches to 20,881 units, while the Mumbai Metropolitan Region (MMR) recorded a 20% rise to 27,260 units, supported by redevelopment activity and smaller unit supply. In contrast, Hyderabad saw launches decline to 1,170 units from 9,246 units a year earlier, while Bangalore, Chennai and the National Capital Region (NCR) recorded declines of 12%, 7% and 17% respectively, reflecting differences in project pipelines and inventory strategies.
Prices increased across all major cities, largely influenced by supply conditions rather than demand growth. Bangalore recorded a 16% rise, followed by Chennai and MMR at 14% each, NCR at 13%, Pune at 10% and Hyderabad at 9%. Average prices in Bangalore increased from INR 9,515 per sq ft to INR 11,037 per sq ft (USD 114.3; EUR 100.4), while MMR rose from INR 14,140 to INR 16,120 per sq ft (USD 167.0; EUR 146.7) and NCR increased from INR 10,905 to INR 12,323 per sq ft (USD 127.6; EUR 112.1). The report also highlights a mismatch between supply and demand, with a higher share of new launches concentrated in larger units despite demand remaining stronger for smaller configurations in several cities. Pune and MMR showed a closer alignment between supply and demand in smaller units, while other markets continued to reflect this gap.
