Dwarka Expressway and UER-II Drive Housing Demand in Delhi-NCR

India: The Dwarka Expressway and Urban Extension Road-II (UER-II) have become major growth corridors fueling housing demand across Delhi-NCR, according to reports by Anarock Property Consultants and Cushman & Wakefield. Improved connectivity and proximity to Gurugram and Dwarka have spurred property interest, with housing supply in the region rising 23% in the first half of 2025 compared with last year. Property prices climbed 11% year-on-year between January-June 2024 and 2025, with 56% of buyers opting for 3BHK units. Cushman & Wakefield reported that Gurugram dominated the luxury housing market, accounting for 87% of high-end launches, while New Gurugram and Dwarka Expressway contributed 23% and 20% of total new units, respectively. Experts noted that UER-II will create a continuous high-speed loop connecting Delhi’s outskirts with industrial zones, boosting long-term investment potential and housing attractiveness.
